Jamie’s 3 Tips to Selling Your Condo 

When selling your Vancouver Condo, why do some sit on the market for extended periods of time, while others sell right away, with multiple offers and above asking price?  Watch this video and learn the answers! The first task that one should execute, is to get their home professionally staged by a professional staging designer. There are multiple reasons why we want to do this.  One of the primary purposes is to have beautiful online photographs, so the home shows beautifully.  A professional designer understands what works and what does not. They have the talent and ability to make any room look spectacular. If you wish to attract as many buyers as you can to come see your home, a staging designer is key.

The second thing that you will want to do is get your place photographed and videoed professionally.  The first showing of your home is no longer when a buyer comes to your property.  The first showing occurs when they see it online!  It is absolutely critical that these photos and the videos “pop” enough to draw buyers into viewing your property.  The next thing is your listing strategy. Timing is everything. We like to put our new listing on the MLS (the Multiple Listing Service) on a Monday or Tuesday.  In a hot market we like to put new listings on at a price that is too good to be true!  We usual suggest to put it on at about 5% less than comparable properties are selling for.

The combination of these 3 things is to draw in multiple buyers. You are showing a beautiful staged property, with professional photos and video that are at an amazing price. To further entice, I am not going to let buyers into the property right away. Putting the listing on the MLS  on Monday, I am going to have the first showings at the open house on Saturday or Sunday between 2 and 4. This builds anticipation throughout the week for prospective buyers.

A common mistake is to bring potential buyers through one at a time. When doing this, you destroy a buyers sense of urgency. If they do not see a crowd of people they will assume the home is not in demand. I want them all to come in and see each other at the same time, at the Open House. Next, we tell potential buyers that we’re not looking at offers until the following Monday or Tuesday. The reason for this is; we want to do everything that we can, to give the buyers the opportunity to write us a subject free offers. How we accomplish this is by giving them time between viewing on the weekend and offer presentation time 48 to 72 hours later.
